Real Estate Loan
Real Estate Loan is designed to provide financing for purchasing land, constructing residential or commercial buildings, and supporting real estate development activities. The loan is available to eligible individuals, firms, and companies with stable income, positive profitability, and progressive business operations.
Eligibility Criteria
- Individuals aged at least 18 years and not exceeding 70 years.
- Individuals must have regular income or verifiable cash flow.
- Loan may be availed for purchasing land or constructing commercial buildings.
- Firms/companies should have positive profitability with regular business transactions or a progressive business trend.
Loan Limit
Individuals: Minimum NPR 100,000 to Maximum NPR 20,000,000
Firm/Partnership/Company: Maximum NPR 40,000,000
Documents Required
- PP size photographs of loan applicant (3 copies) and guarantor (1 copy).
- Citizenship copies of applicant and guarantor.
- Copy of Registration Certificate and PAN certificate of firm/company.
- Board resolution in case of company.
- Copy of Partnership Deed, MOA & AOA (as applicable).
- Copy of land/building/apartment ownership certificate (Lalpurja).
- Copy of land transfer deed (Rajinama) or other legal documents.
- Four Boundary Certificate (Char Killa).
- Blueprint map of proposed collateral land.
- Original blueprint of land (Napi Naksa) and trace map.
- Building construction approval from Municipality/VDC along with drawing plans.
- Land revenue tax receipt (Malpot).
- Income source documents (salary certificate, rent agreement, remittance receipt, etc.).
- Audited financial statements of the last 2 years along with latest tax clearance letter.
- In case of working capital financing: latest sales turnover statement (more than 12 months) or, in case of a new venture, projected sales turnover statement (minimum 1 year).
- At least 3 years projected financial statements.
- Documents/statements evidencing experience of the owner, guarantor, or key person.
- Net worth statement of applicant and guarantors.
- Any other documents as required by the Credit Administration Department from time to time.
